Today, buyers experience homes online before they ever schedule a showing, and technology has completely changed how listings are presented. Between professional editing tools, virtual staging, and AI, sellers now have more options than ever when preparing a property for the market.
One tool that has become especially useful is virtual decluttering.
What is virtual decluttering?
Virtual decluttering is the process of digitally removing distractions from listing photos while keeping the actual condition of the property intact.
This can include removing boxes, excess furniture, personal belongings, paperwork, clothing, or visual clutter that takes attention away from the room itself. The goal is not to renovate the property digitally. The goal is to help buyers focus on the space, the layout, the light, and the potential of the home.

But through the years, I’ve also seen the other side of it.
One of the biggest mistakes I see homeowners and even agents make is relying too heavily on AI generated edits that no longer reflect the actual property. Some listings now use AI to create fake renovations, change finishes, alter flooring, improve walls, or completely redesign rooms digitally.
The problem is simple: buyers notice.
If someone arrives expecting a renovated apartment and walks into something completely different, trust is immediately lost. Instead of focusing on the opportunity, buyers start questioning the marketing itself.

If there are boxes in a room, they can be removed digitally so buyers can better understand the space. If there are too many personal items, the image can be cleaned up to simplify the presentation.
